Development plans for a key land parcel in Hebbal–Ammanikere, Bengaluru North are currently in a holding phase following a recent order of the Karnataka High Court concerning its acquisition status.

The land, which has been under the custody of the Karnataka Industrial Area Development Board (KIADB) for over two decades, has been part of multiple proposals relating to transport and urban development.

Planned Infrastructure at Hebbal

Over the last few years, the site has been linked to several important proposals:

  • BMRCL Multi-Modal Transport Hub

Initially proposed over 45 acres, including a metro depot, transport interchange and parking facilities.

  • Revised Metro Requirement

The requirement was later scaled down to around 9 acres, with the remaining extent yet to be finalised for use.

  • Tunnel Road Project

The location is also aligned with the proposed North–South tunnel corridor connecting Hebbal to Silk Board, aimed at improving city traffic movement.

  • Other Development Possibilities

Discussions had also included potential mixed-use development in the surrounding area, subject to planning approvals.

Current Position

Following the High Court proceedings:

  • The earlier acquisition framework linked to this land is under reconsideration
  • Any proposed use, whether for metro infrastructure, transport hub, or other development, will require appropriate statutory process and approvals
  • Agencies concerned may need to re-evaluate planning and implementation timelines

Why This Location Is Important

The Hebbal area continues to be a key node in Bengaluru’s urban structure:

  • Connects North Bengaluru, Airport corridor and Outer Ring Road
  • Acts as a major traffic interchange point
  • Identified in multiple mobility and infrastructure planning exercises

Given this, future decisions regarding this land are expected to be aligned with broader city-level infrastructure needs.
