BENGALURU: In a major step for the city’s transport expansion, the Government of Karnataka has issued an official gazette notification on April 18, 2026, declaring specific lands in North-West Bengaluru as an Industrial Area and formally notifying them for acquisition to facilitate Metro Phase 3-4A.

Declaration of Industrial Area

Under Section 3(1) of the Karnataka Industrial Areas Development (KIAD) Act, 1966, the state government has officially designated lands in the Yashwanthpura Hobli of Bengaluru North Taluk as an industrial area. This legal status, applied via Section 1(3) of the Act, is specifically intended for the development of urban infrastructure, including the construction of viaducts and the expansion of the Hosahalli Station area.

Land Acquisition Notification

In tandem with the industrial declaration, the government has issued a Land Acquisition Notification under Section 28(1) of the KIAD Act. This serves as official notice that the state intends to acquire the properties listed in the schedule for public purpose.

  • Targeted Localities: The acquisition primarily impacts property owners in the villages of Kempapura Agraharaand Agrahara Dasarahalli.
  • Affected Area Size: The total land notified across multiple schedules is significant, including roughly 4,795.62 square meters in Kempapura Agrahara and over 16,689.73 square meters in Agrahara Dasarahalli.
  • Property IDs: Impacted properties are identified by numbers ranging from C2-01 to C2-150 and ST-24-01 to ST-24-08.

What is Being Acquired?

The government survey identifies a diverse range of assets on the notified land, including:

  • Residential & Commercial Buildings: Numerous structures ranging from G+1 to G+4 levels, including hotels, hospitals, and educational academies.
  • Environmental Impact: One primary plot (C2-01) contains 164 trees, while another (ST-23-02) contains 121 trees.
  • Utilities & Landmarks: The list includes private sheds, borewells, generators, compound walls, and a notable statue of Vivekananda located near the Magadi Road corridor.

Important Legal Restrictions

Citizens are advised that following this notification under the KIAD Act:

  • Transactional Freeze: Any sale, lease, mortgage, or transfer of the notified land made after the publication date will not be considered for compensation.
  • Development Ban: Any new building construction or improvements made to the land after this notice will be excluded from future compensation payouts.

Property owners are urged to review the official gazette (No. 289) to verify their specific survey numbers and the boundaries defined for each plot.
