What Happened
The Ministry received representations from the real estate sector that the prevailing West Asia situation has disrupted global supply chains, causing a shortage of construction materials and delaying project completion. By Office Memorandum dated 29 April 2026, the Department of Expenditure, Ministry of Finance, treated the situation as "war" for the purpose of invoking the force majeure clause.

How the Extension Works
Section 6 of RERA permits extension of a project's registration on force majeure grounds, which include war affecting regular development of a project. Section 7(3) allows an Authority, instead of revoking a registration, to let it remain in force on such terms and conditions as it considers appropriate in the interest of allottees.
The advisory asks Authorities to use these powers for projects whose completion date — original, revised or extended — falls on or after 28 February 2026, and to issue a common order so that promoters need not file separate applications for each project.

Where Karnataka Stands
K-RERA is not bound by the advisory. It decides whether to issue a common order, for which categories of project, and on what conditions. As on 2 August 2026, no such order has been notified. Until it is, every Bengaluru project's registered completion date — and the promoter's quarterly update obligations — stand unchanged.
What It Means for You
For homebuyers: handover dates have not moved automatically. If K-RERA issues a common order, possession for qualifying projects could shift by up to four months. Check your own project's revised completion date on rera.karnataka.gov.in before acting on any builder communication citing this advisory.
For promoters: do not treat the advisory as an extension in hand. Until a K-RERA order issues, existing completion dates and quarterly update obligations continue to apply — along with the consequences of overrunning them.
